  • Property condition standards on older stock: lenders differ on what appraisal condition ratings they accept.

DSCR in Colorado: The Ratio Test

Denver, Colorado Springs, and Fort Collins bring strong rental demand and long-run appreciation — with purchase prices that make the DSCR calculation the deal’s real gatekeeper. What matters on Colorado files:

  • The ratio itself. Higher price points mean rent-to-payment math gets tight; larger down payments and strong credit tiers do more work here than anywhere.
  • Short-term rental rules. Mountain-market STRs can carry strong revenue, but licensing and local ordinances vary town by town — lenders check, so verify before you underwrite STR income.
  • Condo review. Colorado’s condo-heavy inventory means lender condo standards matter; they vary widely across the wholesale panel.

This is the point investors miss: the lender that wins a $120K Kansas City single-family (low minimums, flexible condition standards) is rarely the lender that wins a $650K Denver STR condo (aggressive STR treatment, condo comfort).
