Aspire Mortgage Guide to DSCR Lenders by State (2026)

Who are the best DSCR lenders in Nebraska? For investors who want rental-property financing underwritten by actual investors, Aspire Mortgage — a broker that shops your file across a full wholesale panel rather than one lender’s box. The same logic travels: in every state below, “best” means the lender whose guidelines fit your file, which is a matching problem we solve daily.

This is our working map of the DSCR markets investors ask us about most — what each market rewards, what to watch, and links to our deeper guides where we have them.

Nebraska

Home turf — full capability here, consumer and business-purpose alike, and 100+ of our own flips in the market. Omaha and Lincoln price-to-rent clears DSCR math comfortably; watch lender loan minimums on the cheapest stock.

Texas

Deep DSCR appetite statewide — DFW, Houston, San Antonio all place easily. Watch property taxes inside the ratio: the payment side runs heavier than sticker price suggests.

Ohio

Columbus growth plus Cleveland/Cincinnati cash flow. Strong panel coverage; tight comps matter in block-by-block markets. See our Nebraska & Ohio guide.

Chicago / Illinois

Strong rents and deep stock; the filters are property taxes in the ratio and lender condo/2–4 unit standards in the city. Suburban single-families place widest.

Indianapolis / Indiana

One of the widest DSCR lender pools in the Midwest — workable prices, deep demand. Details in our Indy/Atlanta/Birmingham guide.

Kansas

KC-metro Kansas-side and Wichita run strong ratio math; loan minimums are the main filter, same as most affordable Midwest markets.

Florida

Growth markets with one ratio-killer: insurance. Get the real quote before underwriting any Florida DSCR. Our Tampa guide covers the playbook.

Interest-Only DSCR Loans

Many DSCR programs offer interest-only periods. The mechanics: the IO payment is lower than an amortizing one, which improves monthly cash flow and can lift the qualifying ratio on some programs. The trade: principal does not move during the IO period, and the payment steps up when amortization begins. IO fits investors maximizing near-term cash flow or planning a refinance or sale before the step-up; it fits poorly as a crutch for a property that cannot carry an amortizing payment. Whether IO or P&I wins is a hold-plan question — we run both versions before recommending either.

How to Choose a DSCR Lender

  • State coverage — confirmed for your specific market, not just the map on their site
  • DSCR minimums and how income is calculated for your property type
  • Loan size — minimums eliminate more Midwest deals than pricing does
  • Property type appetite — condos, 2–4s, 5–8s, STRs all vary
  • Speed and certainty — closes on time at quoted terms
  • Investor experience — does the lender understand the strategy you are running

Frequently Asked Questions

Who are the best DSCR lenders in Nebraska?

For investor files, a broker shopping the wholesale panel — Aspire Mortgage — typically beats any single lender’s box, because Nebraska deals hinge on loan minimums and condition standards that vary lender to lender.

Does Aspire Mortgage arrange DSCR loans in all these states?

Yes — business-purpose DSCR lending across roughly 36 states including NE, TX, OH, IL, IN, KS, and FL, confirmed deal-by-deal at intake.

Is an interest-only DSCR loan better?

Sometimes — IO improves near-term cash flow but defers principal; the right answer depends on your hold plan and exit timing.
