DSCR loans for Airbnb short-term rentals in 2026

Yes, an Airbnb can qualify for a DSCR loan. The property has to be a non-owner-occupied investment (you don’t live there, even part of the year), it has to be legal to operate as a short-term rental at that address, and the income has to cover the payment under the lender’s method for counting it. Meet those three and you’re financing a short-term rental on a 30-year loan with no tax returns, closed in your LLC.

Scope: what counts as a short-term rental for DSCR purposes

Lenders generally define STR as a furnished property rented for stays under 30 days: Airbnb, VRBO, direct bookings, vacation rentals. Properties rented for 30+ days furnished (travel nurses, corporate housing) are “mid-term rentals” and several lenders treat them differently, often more favorably. Unfurnished 12-month leases are standard long-term DSCR. Eligible property types are 1-4 unit residential: single-family, condos (if the HOA permits STR), townhomes, duplexes through fourplexes. Condotels and properties in mandatory rental pools are usually out.

How lenders calculate DSCR on a short-term rental

The formula is the same as any DSCR loan. What changes is the inputs.

DSCR = Qualifying Monthly Rental Income ÷ Monthly PITIA

PITIA = Principal + Interest + Taxes + Insurance + HOA/Association dues

What goes in the numerator

This is the number the lender is willing to count as income. It is not your gross Airbnb revenue. Depending on the lender’s method (covered in the next section), it’s one of: your trailing-12 average monthly net payout, a discounted third-party STR projection, or the appraiser’s long-term market rent.

What goes in the denominator

The full monthly payment, including:

  • Principal and interest at the loan amount and terms you’re applying for.
  • Property taxes, reassessed at your purchase price where applicable (Florida, California-style reassessment states, and many counties elsewhere).
  • Insurance, and this is where STRs get hit. Standard landlord policies often exclude short-term use; STR-specific coverage (Proper, Steadily, and similar) costs more. Coastal or wind/flood zones add further.
  • HOA or association dues if any.

What does NOT go in the denominator (but should be in your own analysis)

Lenders do not subtract operating expenses in the DSCR calc on a 1-4 unit residential loan. No platform fees, cleaning, utilities, supplies, management, or vacancy. That’s why the ratio can look fine on paper while the property loses money in practice. Some lenders apply an expense factor to STR income (effectively the same as a bigger income haircut), but most handle it by discounting the revenue rather than itemizing costs. Run your own NOI separately and don’t confuse “it qualifies” with “it cash flows.”

Hypothetical example (assumed payment figure; no rate implied; not an offer):

Lake house, purchase $400,000, 25% down, $300,000 loan.
Assume a full monthly PITIA of $2,900 including STR insurance, taxes, and no HOA.

Method A, trailing-12 actuals: 12 months of host payouts total $54,000 → $4,500/month average.
DSCR = 4,500 ÷ 2,900 = 1.55. Strong. Qualifies for the best tier with most STR lenders.

Method B, AirDNA projection: Projected annual revenue $60,000 → $5,000/month. Lender counts 75% → $3,750.
DSCR = 3,750 ÷ 2,900 = 1.29. Still qualifies at full leverage with most STR programs.

Method C, long-term market rent (1007): Appraiser says it would lease for $2,600/month on a 12-month lease.
DSCR = 2,600 ÷ 2,900 = 0.90. Below 1.00. Requires a sub-1.00 program with lower leverage, or doesn’t qualify.

Same house, same payment, three very different outcomes. The lender’s income method is the whole ballgame.

Common minimum ratios for STRs

  • 1.00: floor for many programs at standard leverage.
  • 1.10-1.25: what STR-focused lenders often want for full leverage, reflecting seasonality risk.
  • 0.75-0.99: available with some lenders at reduced LTV and a pricing adjustment.
  • No-ratio: a few lenders will ignore DSCR entirely at low leverage (often 60-65% LTV). Useful for a new build in a proven vacation market with no data yet.

How lenders qualify short-term rental income

Three methods, in descending order of how favorable they usually are for an established STR:

Documentation that makes the income stick

  • For actuals: 12 months of platform payout reports (not screenshots of the calendar), bank statements showing the deposits, and the current listing. If the seller is providing them, get them early; sellers lose interest in digging up statements once they’re under contract.
  • For projections: the lender typically orders the report themselves. You can run your own first to see where you’ll land, but the lender’s report controls.
  • For all methods: proof the STR is legal at the address (permit, zoning letter, or HOA approval). Lenders increasingly won’t count STR income on a property that can’t legally operate as one.

Down payment expectations for a short-term rental DSCR loan

Plan on 25% down as a baseline. 20% is possible for a strong file; 30% is common for thinner ones. STRs generally get 5 points less leverage than the same lender offers on a long-term rental, because the income is less predictable.

Beyond the down payment

  • Closing costs: roughly 2-4% of the loan, including appraisal (which may include an STR income addendum fee), title, lender fees, and any points.
  • Reserves: 6 months of PITIA is the common STR floor; 9-12 months in highly seasonal markets. Plus reserves on other financed properties you own with some lenders.
  • Furnishing and setup: not a lender requirement, but it’s real cash, and it comes from the same pile as your reserves. Don’t drain reserves to buy furniture.
  • Seasoned funds: down payment and reserves should be in your account for 60 days. Gifts are allowed by some lenders but verified.
Quick planning number: on a $400,000 STR purchase, budget $100,000 down (25%), roughly $10,000 in closing costs, and $17,000-$35,000 in reserves (6-12 months at an assumed $2,900 PITIA), before furnishing. That’s $127,000-$145,000 of cash to close comfortably. Hypothetical; your numbers will differ.

Checklist before you submit an Airbnb DSCR file

  • Confirm STR is legal at the address and get the permit or proof of eligibility
  • Pull the HOA bylaws if applicable and confirm no minimum-stay restriction
  • Get 12 months of host statements from the seller (or your own, for a refinance)
  • Run an AirDNA-style projection yourself to see the likely lender number
  • Get a bound quote for STR-specific insurance
  • Estimate taxes at the reassessed value, not the seller’s bill
  • Calculate DSCR under all three methods and know which one you need
  • Have entity docs, ID, and 2 months of bank statements ready
  • Decide whether you’ll self-manage or use a manager (affects some lenders’ leverage)
